Looking for Buyers

The market's not great; we're all looking for buyers; but let's make ourselves stand out from the rest of the crowd.

I attended the NAR Convention in Orlando and bought a Marketing book by John Mayfield. There are quite a few good ideas in his book. It is my belief that if I can pick up one good idea, then the purchase, or the seminar, or the webinar, is worthwhile.

Here's something you can send out to potential buyers in an email, post it on your web site, give it out at an Open House, or send it to your data base.

TIPS FOR HOMEBUYERS

  1. Use a Buyer's Agent in your search for a new home. Ask for a resume.
  2. Have your Buyer's agent do a comprehensive market analysis on the property you want to buy. Have the agent compare it to other properties that are also available.
  3. Be sure to include a Home Inspection in your offer to purchase.
  4. Be sure to ask for an inspection of the HOA or Condo documents either prior to making the offer or as a contingency in your offer.
  5. Be sure your Buyer's agent includes language in your offer that if the HOA or Condo documents are unsatisfactory to you that you have the opportunity to declare the contract null and void and your deposit money returned.
  6. Get pre-qualified by a mortgage person prior to looking at homes. Your offer will be stronger with a pre-approval letter.
  7. Be sure to read the Seller's Disclosure to see if any future assessments are coming due.
  8. Ask to see the current year's budget.
  9. If buying a condo, ask if there are funds in a Capital Reserve account.
  10. If buying a single family home, ask your attorney to order a survey.

When you send out the above Tips for Homebuyers, be sure to include your Resume. That is just one small item that will make you stand out from the rest of the crowd. Be sure to include language that asks them to call you if they are in the market to buy a home.

Remember, activity breeds activity, so get going! Doing nothing will produce nothing!
